Initial and Final Inspection
Before new tenants occupy the vacant unit, we inspect the property to determine if it’s in “move-in” condition, and after the tenant leaves, we will conduct a final inspection and check for any abnormalities other than the usual wear and tear.
Marketing and Advertising
Our marketing techniques are designed to fill a vacant unit as soon as possible. We will present available units in local and regional multiple listing services, post availabilities throughout the internet, conduct open houses, and offer referral programs and move-in incentives (when appropriate).
Tenant Selection and Screening
Prospective tenants must supply all information requested on our extensive application forms, and full background and credit checks will be conducted. Furthermore, we phone all references, including past landlords and employers.
Rent Collection and Processing Evictions
We have a persona to make sure your units are always rented at the highest rent the market will bear and that rent collection is aggressively pursued. We operate on a strict policy that rent is due on the 1st of every month, with a four (4) day grace period; eviction notices go out on the 5th day of the month.
We are committed to providing routine site visits every month. Additional site visits will undoubtedly be done if situations require this attention.
Maintenance, Repairs and Cleaning
Our company contracts with top-of-the-line maintenance personnel, equipped for most repairs at competitive rates. The property manager can be reached on a 24-hour basis in case of maintenance or repair emergencies. Furthermore, we will coordinate post tenancy cleaning services to clean the vacant unit before the next tenant occupies it.
Accounting and Financial Reporting
A monthly balance sheet, income and expense statement, detailed income by tenant statement, and statement of cash flows will be issued and provided to you using advanced and sophisticated computer software programs designed specifically for management purposes. The income statement will include all monies and rents collected, outgoing expenses, management fees and final net income that should be forwarded to the trust account. For your convenience, we will attach copies of all bills and invoices to assure quality trust. At the end of the year, we will facilitate the preparation of your income taxes by issuing a special year-end account analysis report.
